I specialize in working with out-of-town buyers looking for second homes or vacation homes in the Tampa Bay area. Buying a home through a Keller Williams agent is different than when you work with other types of Realtors - we focus on a consultative approach that will ensure we look at only properties that meet your exact needs. We will work together to make sure that I know just the type of home you are searching for - and look at only those types of homes!

IF you need a loan to purchase your home we will make sure that you receive a Pre-qualification or pre-approval. This is important as is can lock in an interest rate for a set period of time, and we will know exactly what price range you should be looking in. This will also help with the negotiations as a seller may choose to make concessions if they know that your financing is secured. You are like a cash buyer, and this may make your offer more competitive.

We will then meet in person or on the phone to determine your housing needs. Just a few of the things that we will consider are:

What price range are you looking for?
When do you want to move into your new home?
What do you like about your current home?
How many people are in your household?
Does your new home need to accommodate any special needs?
Do you have pets?
What do you enjoy doing most when you at home?
Do you want a pool?
Are you looking for a home with a garage?

Only AFTER we have gone through this process will I find the properties that are available with your criteria in mind. I will then send you them for your review and we will pick the best candidates to visit in person. The great thing about this process is we aren’t driving around looking at a bunch of homes that are not suited to your situation. I can also set you up to receive AUTO EMAILs which show you the new houses that come on the market AS SOON as they come on the market – you can be one of the first to see the new properties.

Once you have found the home you want then the REAL work starts! I will work with you to manage the entire process, including;

Helping you to compare homes and make a decision.
Advise you on the terms and issues of the offer and fill out the purchase offer contract.
Present your offer and negotiate on your behalf.
Coordinate and supervise the preparation of all closing documents and guide you through the closing process.
